This is a strategic position serving one of our most prestigious
life sciences partnerships.
About the role
Plan, implement, coordinate and manage all mechanical operations,
maintenance, communications, energy management, and staff
development programs for a facility, campus or portfolio of
buildings.
What you'll do
Manage the building's operational accounts and assists in
development of operating and capital budgets.
Assist in operations and maintenance issues, evaluating and problem
solving as the need arises.
Recommend and implement improvements for preventive maintenance
programs on an on-going basis and develop/maintain effective
building-specific maintenance and safety procedure manuals.
Coordinate maintenance efforts with outside contractors, tenant
finish personnel and technicians. Oversee all building systems
including fire/life safety, plumbing, HVAC and electrical issues
and must remain current with latest HVAC technology trends.
Maintain on-going communication with tenants, clients, owners,
facility management team and vendors.
May assist in solicitation and acquisition of new management
contracts. Coordinate development and maintenance of as-built
drawings.
Respond to all emergency situations quickly (fire, evacuation,
equipment failure etc.) and customer concerns.
Implement and administer inventory control programs/purchase parts
and supplies.
Develop specifications and assist in solicitation and
administration of maintenance/repair service contracts.
Establish and monitor programs to ensure compliance with applicable
codes, requisitions, government agency and company directives as
relates to building operations.
Provide formal supervision to individual employees within single
functional or operational area. Approve subordinate's
recommendations for staff recruitment, selection, promotion,
advancement, corrective action and termination.
Effectively recommend same for direct reports to next level
management for review and approval.
Plan and monitor appropriate staffing levels and utilization of
labor, including overtime. Prepare and deliver performance
appraisal for staff.
Mentor and coach team members to further develop competencies. Lead
by example and models behaviors that are consistent with the
company's values.
What you'll need
The requirements listed below are representative of the knowledge,

Bachelor's degree (BA/BS) from four-year college or university and
a minimum of four years experience and/or training. Or equivalent
combination of education and experience. Knowledge and
understanding of all applicable practices and techniques, laws,
project controls and environmental regulations to include safety
regulations.
Universal CFC certification required. Additional certification in
three or more of the following: HVAC, electrical, mechanical, HVAC
and refrigeration systems, process controls, mechanical power
transmissions, painting, plumbing, carpentry or engine repair.
Certifications/licenses as may be required by local or state
jurisdictions.
Pharmaceutical production experience strongly preferred.
Prefer FDA and DEA knowledge.
Excellent written and verbal communication skills. Strong
organizational and analytical skills. Ability to provide efficient,
timely, reliable and courteous service to customers. Ability to
effectively present information.
Ability to respond effectively to sensitive issues.
Requires advanced knowledge of financial terms and principles.
Ability to calculate intermediate figures such as percentages,
discounts, and commissions. Conducts advanced financial
analysis.
Ability to comprehend, analyze, and interpret complex documents.
Ability to solve problems involving several options in situations.
Requires advanced analytical and quantitative skills.
Must have the ability to operate an EMS and CMMS system.
Intermediate skills with Microsoft Office Suite. Ability to handle
multiple projects and make decisions.
Decisions made with thorough understanding of procedures, company
policies, and business practices to achieve general results and
deadlines. Responsible for setting work unit and/or project
deadlines. Errors in judgment may cause short-term impact to
department.
Responsible for personal safety and the safety of those who are
affected by your work. This includes but is not limited to:
Complete all required and assigned Safety training at a
satisfactory level,
Follow all activity policies and procedures, including all
Safety-related requirements at all times,
Participate in all Safety-related programs & activities as
required, including incident investigations, interviews, auditing
and assessment, etc.
Report any conditions which you feel could result in an accident or
injury and / or stop work if required.
As a Manager:
While adhering to all Safety requirements established for CBRE
employees, supervisors and managers are additionally required
to:
Provide sufficient distraction-free time for employees to complete
all required Safety training & support the Safety training program
implicitly,
Investigate and resolve (if possible) all reported unsafe
conditions / acts and communicate results back to the affected
stakeholders,
Support "stop work" authority when it is exercised in good
faith,
Communicate any / all potential workplace hazards and workplace
procedures.
