Manager Department: Commercial Construction/Retro Location:
Hutchinson / Business - Cherry Hill, New Jersey Overview:
Responsible for Commercial Project Management initiatives for the
Commercial Construction/Retro Department. Reports to: Senior
Management Supervises, as applicable: Commercial Construction/Retro
admin/installers Key Position Responsibilities: Represent the
Company in a courteous and professional manner and treat all
customers and employees with respect, utilizing their ideas and
suggestions whenever practical. Work with Department Managers in
support of the corporate goals, mission and vision. Support, and as
required, train, and mentor commercial personnel so that they
productively, accurately and efficiently accomplish their job in a
timely manner and to the mutual benefit of the customer and
Hutchinson. Support business profitability by ensuring quality work
practices and holding employees accountable for daily work
assignments and individual performance. Assist in establishing,
implementing and coordinating job layout procedures to assure a
cohesive effort between the contractor/owner, other subcontractors
and our forces. Timely and effective billing at set time (monthly)
for every project regardless of Anticipated equipment deliveries.
(Review with Division Manager) Meeting attendance on all
job-related conferences. Interacts extensively with contacts
outside company (architects, engineers, suppliers, utility
companies, lawyers, police, subcontractors, etc.) Review all
contracts for assigned projects and present to manager for
approval. Responsible for coordination and initial buy out of
projects, coordination of all materials after initial buy out.
Coordinate subcontractor work as required. Weekly review of field
labor reports and schedules. Complete weekly task analysis and
update budget. Monitor any productivity problems and resolve
immediately. Ensures all project related files are kept accurately
and expeditiously. Attend weekly manpower meetings with Division
Manager, Project Managers and Superintendents. Monitor any
inconsistencies between original estimate and scope of work.
Estimation of change orders for assigned projects. All change
orders must be done per company policy and procedures. All change
orders & contracts must be approved by supervisor prior to
submission. Monitor & document conflicts that could influence
pricing and require a change order, thereby, increasing contract
value and profit. Review of accounting reports pertaining to
assigned projects(s) weekly to see if accurate. Any discrepancies
are the Project Manager's responsibility to have corrected. Follow
up to be sure corrections are made promptly. Profitability analysis
of projects. Monthly work in process (WIP) must be completed 100%
Review and approval of all subcontractor and vendor billings
pertaining to assigned projects(s). Complete control of claims
file, delays, insurance, and legal matters (Risk Management)
related to assigned projects(s) Coordination and preparation of
pre-construction conference, project meetings and post mortem
meeting for assigned projects(s). Cash flow management
(collections, prompt payment, etc) Schedules, prepares agenda, and
keeps minutes of meetings related to assigned projects. Update each
job schedule and manpower loading chart weekly Services foreman's
needs as required to make sure they have the proper tools,
information and materials to complete project within budgeted time.
Assist in sustained safety policies and procedures for Hutchinson.
Assist in the establishment of training topics and goals. Resolve
customer, both internal and external complaints in a timely,
efficient and cost-effective manner, projecting a professional and
customer-friendly attitude. Close-out of all projects promptly.
Assist in the establishment of goals for direct reports, if
applicable, monitor results, implement productivity improvements,
coach and conduct written performance evaluations. Assist in the
performance reviews for Subcontractors Assist, when necessary, with
technical support for Hutchinson Commercial Sales Representatives
Performing related management-level duties as directed by your
supervisor. Helps with job estimating when required. Completes
assignments on time. Overtime as required. Company travel and
education enhancement as required. Key Position Responsibilities:
(Minimum) Special Skills, Education and Experience At Least five
(5) year experience as a project manager (or requisite experience)
in the mechanical contracting field Energy services experience a
plus Familiarity with legal aspects pertinent to contracts and
completion of projects. General knowledge of construction industry.
College degree Associates Degree or Bachelor's Degree (academic or
engineering). Applicable course work (HVAC, mechanical engineering,
management training.). Experience with all types of commercial
mechanical systems, including hydronics, control systems
(DDC/pneumatic), and the wide variety of commercial equipment,
RTU's, Split Systems, Chillers, Cooling Towers and Pumps. Full PC
Knowledge required (software: Excel, Microsoft Office, etc.) Duct
and piping design basics Plumbing basics Commissioning and
re-commissioning Significant Manners of Performance Appropriate
professional dress and appearance Capacity to set priorities,
organize and handle detail Ability to manage multiple projects
simultaneously Ability to be flexible and resilient in responding
quickly to changing demands Excellent oral and written
communication skills, including the ability to work with all
demographic groups in the HVAC field, including customers,
suppliers and employees of Hutchinson Mechanical Services Ability
to work under pressure and on a flexible schedule. Other Special
Considerations and Preferences Familiarity with small business
operations within the industry Overtime may be required on short
notice Travel between various jobsite locations Experience with
HVAC technologies, electrical and mechanical systems and related
