              Job Summary/Position Overview:

              The Maintenance Director serves on the community's leadership team and is responsible for the safety and condition of the physical aspects of the community and oversees the First Impressions, Building repairs, Preventive Maintenance, and Safety programs. Developing an excellent working relationship with peers, subordinates and vendors is a top priority, as is maintaining a high level of customer satisfaction and a safe environment for residents and staff.

              Success in this role is measured by:

              • Successful planning and oversight of all maintenance, housekeeping and laundry operations
              • Maintaining a clean, tour-ready community at all times
              • Having an effective Preventive Maintenance program for all of the community infrastructure, including, but not limited to HVAC, elevators, fire alarms, and laundry equipment
              • Having an effective Safety program that involves staff representatives from all departments
              • High degree of resident, family satisfaction and engagement
              • Excellent outcomes with Arbor Way inspections
              • Excellent staff retention
              • Excellent communication and a collaborative relationship with Executive Director, other department heads, and corporate partners
                Key Duties and Responsibilities:

                • Build and support an effective Preventive Maintenance program
                • Actively partner with Senior Care Counselor to ensure room readiness expectations are met for occupancy
                • Manage and oversee vendors to ensure timely resolution of issues relating to elevators, boilers, emergency alert system, fire extinguishers, kitchen equipment and any other maintenance/repair outside of the incumbent's expertise
                • Maintain expense control in compliance with budget
                • Understand the community's regulatory requirements as they relate to maintenance and maintain compliance with local, state and federal standards
                • Participate actively in all safety exercises, partnering closely with the Executive Director
                • Perform regular physical plant reviews and make recommendations for all aspects of building construction and preventative maintenance
                • Ensure that the community's exterior building and grounds, interior common areas and resident apartments create a superior first impression
                • Maintain excellent communication with residents, families and staff and manage concerns as needed respecting privacy and HIPAA laws
                • Supervision of Maintenance/Housekeeping/Laundry Staff including interviewing, selection, training, retention, scheduling and coaching
                • Conducting yearly performance appraisals and regular involvement in decisions regarding employee hiring, firing, advancement and promotion, setting rates of pay and hours of work
                • Handle employees' complaints and grievances and direct their work
                • After hours availability for emergency calls; rotating manager on duty obligations during scheduled weekends
                • Other, related duties as assigned

                  • High school diploma with vocational qualifications or relevant experience
                  • Three years' experience in senior living maintenance management preferred
                  • One year of experience supervising and scheduling staff
                  • Thorough knowledge of physical plant systems and requirements
                  • Expense management or budgeting experience preferred
                  • Ability to outsource and manage vendors
                  • Basic knowledge of computer systems particularly Outlook, Excel and Word
                  • Valid driver's license and safe driving record
                  • Compliance with Arbor community-wide job requirements
